How do I apply for a rental?
Please begin by filling out an online application. It can be found on our home page. You may also click this link. Apply Now
What are your application requirements? (Income, Credit, Background)
- Income: 2x rent amount if utilities are included. 2.5x-3x rent amount if utilities aren’t included.
- Credit: 550+ (No collections in the past 2 years)
- Background: Felons are considered dependent on offense and date crime occurred. We do not accept felons in multi unit buildings of the following nature: Violent crime, sex crime, and arson. This is for the comfort and safety of our residents and property.
Is there an application fee?
The initial application is free. If you meet all the initial criteria we will arrange a viewing. Should you decide to move forward we will have you purchase a $35 screening report that covers background, credit score, and eviction history. You will not be asked to pay for anything until the last step of the process.
How long does approval take?
1-5 days depending on how many units are available, and volume of current applications.
Can I tour the property before applying?
No. You must first fill out the free online application. If you meet the initial qualifications we will contact you by phone/email/text to arrange a tour.
Lease Terms
What lease lengths do you offer?
1 year, 6 months, Month-To-Month
We typically prefer one year, but depending on a tenants qualifications and life situation we have worked with tenants on shorter terms. We may ask for an additional rental amount (example: +$25 per month for a 6 month lease, +$50 per month for a month to month lease). The reason for this is because unit turnover prep/vacancy is expensive. That is the reason for the additional fee in order to give you more flexibility.
Can I renew my lease?
Yes, you may renew your lease at the end of your term if you have been fulfilling your lease obligations.
If you have had lease violations, or chronic late payments we reserve the right to terminate your lease.
What happens if I break my lease early?
Lease agreements are legally binding for the full term. If you need to move out early, you remain responsible for rent and utilities until the lease ends or the unit is re-rented.
We will make reasonable efforts to re-rent the unit as quickly as possible. A lease termination fee may apply, and the security deposit will be handled according to the lease agreement and any outstanding balance.

What is required to move in? (Deposit, First Month Rent, Etc)
We require the following:

The amount will vary property by property.
If you move in mid month we typically pro rate the 1st or 2nd month in order to get your payment due date the 1st of the month. This will all be explained to you at leasing time.
Do you accept Section 8 / HUD Vouchers?
Yes
How do I pay rent?
We accept rent payments through our online tenant portal only.
You may pay by ACH with a bank routing / account number or a Credit/Debit Card.
What are late fees?
Late fees are charged when rent or utility payments are not received on time.
Some rent fees are a flat one time fee (example: Rent Due 1st of month. If not paid by the 5th there is a $50 late fee charged to your account the 6th).
Late fees are necessary to encourage on time payments.
Policies
Are pets allowed?
Yes, at most but not all of our properties.
Is there a pet fee or monthly pet rent?
$25/mo per pet. Maximum 2 pets.
Is smoking allowed?
NO. No smoking inside any of our properties. This includes tobacco and marijuana.
You may vape inside, but no smoking.
Maintenance
How do I submit a maintenance request?
Login to the online tenant portal to submit a non-emergency maintenance request. Please include photos.
What qualifies as an emergency?
- No heat during cold weather.
- Major water leaks or flooding.
- Sewer backups.
- Fire, smoke, or gas related issues.
- Electrical hazards (sparking, burning smell, loss of power).
- No running water.

How quickly are repairs handled?
Repairs are handled in a timely manner depending on severity. Emergency is typically same day.
Who is responsible for minor repairs?
Tenants are responsible for basic upkeep and minor maintenance, including tasks such as replacing light bulbs, batteries (smoke detectors & thermostats), and keeping the unit in clean and in good condition.
Any damage caused by tenant misuse or neglect will be the tenants responsibility.
All other maintenance and repairs should be submitted through the tenant portal and will be handled by management.

Do you buy rental properties?
Yes, we are always looking for properties in the Northern Panhandle/Ohio Valley.
What types of properties do you buy?
Multi-Family & Self Storage. We do not buy single family homes.
Can you close quickly?
Yes, we close as quickly as possible.
Do you work with sellers who want to retire?
Yes, most of the properties we have purchased have been from retiring owners.

What areas do you buy properties in?
We are buying in the Northern Panhandle region of the Ohio Valley. As far south as New Martinsville, WV. As far north as Steubenville, OH. As far west as Cambridge, OH.
Selling Process
Do we need a realtor involved?
No, a realtor is not necessary and will save you in selling fees. We have a few preferred lawyers and title companies, but are willing to use yours as well.
Attention realtors: You are welcome to bring us your deals and you will be compensated accordingly.
Do I need to make repairs before selling?
Repairs are not necessary. Sometimes a seller is in the middle of a renovation, and at which point we can discuss what will and won’t be completed upon sale.
Can you buy with tenants in place?
Yes
How do I get paid?
You will be paid at closing through the title company.
Do you offer creative financing (including seller financing)?
We love working with owners on seller financing structures that work for them. There can be great tax benefits for the seller in these situations, and a continuation of predictable income. We have done short term structures (2-3 years with a balloon payment at the end) and longer term (5+ years with a balloon payment at the end).
These structures are preferred due to their flexibility for everyone’s needs, and ability to close faster.
